Buying a house? Check the electrical system first!

1/17/2022

Testing electrical switchboard of a house
Buying and moving into a new house is one of the most exciting phases in your life and there are countless things you need to think about. The excitement of owning a new house can be such that you overlook doing an electrical inspection before you make the purchase.
A faulty electrical system can cause electrocution or damage of electrical devices. Faulty electrical systems can lead to fire and all sorts of avoiding problems. Electrical repairs can be extremely costly, so here's what to know about a home's electrical system before you decide to buy:

1) Electrical Outlets

Electrical switches and outlets control the flow of electricity in this system, turning off and on lights and power when needed. Electrical panels house all these systems in one place for ease of use. Electrical outlets should not be loose or have suggestible signs of damage. that might cause electric shocks.
2) Wiring System

This is the complete setup in which electricity flows in your house. All wiring around your home should be properly insulated and free from splinters or cracks. Electrical wiring that is visible should have cover plates. Electrical wires are either insulated with plastic or rubber, depending on the type of wire being used. Electrical wiring systems do not have to be excessively complex but all components must be clearly labeled and simple to access for future repairs.

3) Electrical Panel

Malfunctioning electrical panels can cause serious problems. Electrical panels should be placed where they are accessed easily by professionals when needed. The electrical panel should not leak excessively or have heavy corrosion damage that might cause electric shock or fire.

Electrical safety inspection before buying a house is a must!

Having an electrical safety inspection performed is one of the best ways to ensure that your home's electrical system is in good working condition.
Electrical safety inspections can identify problems with your home's wiring, outlets, and panel, and can help prevent fires and other serious electrical emergencies. Electrical safety inspections can also help identify areas of electrical hazards. Electrical needs vary greatly depending on where you live.
People who go through the effort to do an electrical checklist will be less likely to buy a home with faulty or malfunctioning wiring. Electrical installations, especially in older houses, can be very dangerous if they are not up to the proper building codes.

Having a professional electrician go over a home allows you to check for possible problems before buying a house. These inspections also identify areas of electrical hazards that could pose dangers to people who live on the property. It’s pretty easy, just contact a local electrician and explain that you are thinking about buying a home but first you want to check on the electrics first. Thanks for reading and good luck on your new home!
